Accessory Dwelling Unit Standards 

The construction of Additional Dwelling Units (ADUs), has become a growing trend in the development world. With their multifaceted design, and  structural options, ADUs have the versatility to meet various housing needs. 

Per Silverton Municipal code ADU structure design maybe: 

  • Attached to a primary dwelling
  • A separate  detached cottage
  • A living space above a detached garage. 

The construction of an ADU must follow standard construction setback requirements. The footprint of the ADU must be a minimum of six feet from the primary dwelling; five feet from the side property line; and five feet from the rear property line.  ADU square footage cannot exceed eight hundred square feet, or sixty percent of the primary dwelling, whichever is less. The building permit process follows the general requirements for the development of a new structure. 

In order for the structural permit to be accepted for plan review, the following must be submitted to the Building Department: 

  • Development plans drawn to scale (3 copies)
  • Plot/Site plan (2 copies) 
  • Engineering documents (2 copies) 
  • Subcontractor list [if applicable] 
 After the plan review is approved and the permit is issued, construction may begin. Upon completion of necessary inspections, a moisture certificate, lighting certificate, and insulation certificate must be submitted to the Building Department for the Certificate of Occupancy to be issued.
